This luxury home is located in an upscale quiet and safe residential neighborhood. We offer rest, relaxation & recovery from a busy world for our guests.

- No more than 12 people maximum on the property at any given time
- Corporate Professionals
- Mature Adults ages 30+
- Families with 2+ generations present (Grand Parents, Parents & Children)
- Parking on or near the property for no more than 6 vehicles at any given time
Absolutely No Parties of any kind: i.e. No Wedding Receptions, No Stags / Stagettes, No Prom or Grad gatherings, No Noise. We appreciate your consideration for all other guests / neighbors and ask that you observe the neighborhood noise by-law between 10:00pm-10:00am. This quiet time referrers to both inside and outside the home. All properties have Home Owners, Managers or Caretakers living nearby and strictly monitor these policies.
What Not To Bring: The homes are not equipped with stereos / ghetto-blasters or boom-boxes for a reason. We ask that you do not bring or use any of your own stereo equipment at our homes.
Parking for 6 Vehicles Maximum: The circular driveway at this home has off street parking for a maximum of 6 vehicles at any given time unless otherwise pre-arranged. Parking on the street is not permitted. Do not park on or drive on the grass areas as you will break the irrigation lines and be responsible for the damages. Deed restrictions in this community do not allow for RV or commercial vehicle parking.
Reservations, Payments & Deposits: The 100% payment will be charged to your credit card at time of reservation and you will be issued a guaranteed reservation email. This same credit card must be presented at check-in for an imprint authorization. Payments can be made by all credit cards through us directly or by Google-Checkout, PayPal, American Express, Visa, MasterCard, Diners Club/Enroute and JCB Cards. We also offer Bank of America wire transfer of funds. Additionally a minimum 25% security deposit payment is also required at time of reservation and refundable within 24 hours after departure back to the same credit card provided all rental terms have been adhered to and when it has been confirmed that the home was left to normal check in condition except for used towels and bed linens which our housekeepers will clean.
Conditional *** No Extra Cleaning Fees at Check-out: We do not charge an additional cleaning fee provided the home was left in normal check in condition except for used towels and bed linens which our housekeepers will clean. These homes are self catered and if your suite is equipped with a dishwasher and/or a in-suite washer/dryer laundry room you are responsible for this portion of the cleaning during your stay. Please help keep your vacation home clean and remove outdoor foot ware on all carpeted surfaces.
Additional Housekeeping: Should you require additional housekeeping during your stay, we offer on call housekeeping service for an additional fee of $30 / hour / maid. Housekeepers start at 12:00 Noon. We ask that the rooms be vacant so that housekeeping can do their cleaning unobstructed.
Guests cleaning responsibilities prior to the 12:00 NOON check-out: Please leave home in the normal check-in condition.
1. Put all dirty towels & linen in the laundry room and (start washing machine if available)
2. Put all dirty dishes in the sink or (start dishwasher if available)
3. Put all garbage/recycling in the fenced pool pump/heater area as this is collected after 7:00am on the following days:
Tuesday: Household garbage/recycling
Wednesday: Yard waste, grass clippings & pruning’s are taken care of by our caretaker.
Friday: Household garbage/recycling
After each check-out our professional housekeepers will then thoroughly make sure that the suites are fully stripped, cleaned and then re-stocked, clean dishes are put away, clean towels are folded and clean linens are made in the beds for the next guests to arrive.
Access Codes / Arrivals / Check-ins / Late Arrivals / Departures / Check-out / Late Checkout
- We will email – text message or call you with the access codes at 12:00 noon on the day of your arrival. You do not have to pick-up or drop off any keys
- Check-in begins after 4:00pm. If you need to arrive before this time, please contact our office in advance to make special arrangements for an alternate check-in time.
- Check-outs are no later than 12:00 noon unless otherwise arranged. In most cases check-out later than noon are charged $30/ hour x number of rooms.
- If you are checking out earlier than 10:00 am please let our office know so that we can schedule housekeeping more efficiently.
Monitored Alarm System, Motion Sensing Security Lights & 24 Hour Video Surveillance: The alarm system will be in silent mode for your arrival and during your stay. We ask that you do not touch these systems as we will enable them again once you check-out. Please report suspicious activity and/or disruptive behavior to the Harris County Precinct #4 Constable’s Dispatch 281-376-3472.
Smoking Outside Only: Smoking is NOT permitted inside any of our rental properties. If there is evidence that smoking has occurred inside the property you will be charged a minimum of $250.00 for additional cleaning, ionization service and room downtime. Please do not burn regular or citronella candles on the property. We do have an electric bug zapper that you can use.
Central heating & A/C units: Please keep door and windows closed while operating the air conditioners. Do not turn the A/C thermostats to cool below 70 degrees farenheit.
Room Rate Quotes & Discounts: Room rates can change daily and the rates advertised on this website are not guaranteed until you have a guaranteed reservation made by your credit card. Quotes over the telephone are not valid unless accompanied by an email to the customer. Email quotes are only valid for 48 hours and are dependent upon availability. Discounts & promotions cannot be combined and are not available on long holiday weekends. Discounts must be negotiated at time of reservation. AARP Club, Auto Club, Government and Corporate membership cards must be valid and presented upon check-in. The “Best Available Rate” is for those who do not have membership in any discount club. A reservation is only guaranteed once the credit card 100% deposit is paid.
Visitors & Extra Person: As there is only 1 king bed per bedroom, every property is priced with a maximum of 2 adults per bedroom. No visitors after 10:00 pm. Extra overnight guests are not permitted.
Damages: If any damage is found or caused, Guests agree to report this IMMEDIATELY to the Manager of the property by calling the telephone number 24/7 at +1-281-377-6781
Pet Policy: Only one of our properties is pet friendly. Please make prior arrangements with us if you would like to bring your pet. We only accept small non-shedding pets. A $30 / night pet fee applies. Your pet is not to be left alone/unattended in the room or on the property at any time. We can also give you a list of boarding kennels if both you and your pet would like a holiday.
Cancellations & Changes to Reservation: 1 nights fee + taxes for cancellations prior to arrival dated. If reserved online, please cancel online. Any refund due will be completed by your original check-out date. There are no penalties for extending your reservation provided there is availability. No refunds will be made for monthly rentals, no-shows or early check-out.

Monthly rentals are responsible for their own cleaning supplies, toiletries and other consumables once the items supplied are used up. There is a $250 carpet steam clean and spring cleaning fee.
Pool & Spa Use: In the colder season (November – May) there is OPTIONAL $180 / week to have the pool heated up to 82 degrees Fahrenheit (28 degrees Celsius). June – October the sun alone can heat the pool to 90 degrees Fahrenheit. This is a 10′ deep diving pool and takes a lot of gas to heat this amount of water. The heating fee includes turning the heater on 2 days prior to arrival to have it comfortable for your arrival. Glassware is not permitted around the pool or spa area. Extra towels, life jackets, goggles and sunscreen can be found in the laundry room. The pool is serviced twice weekly.
BBQ Use: Please keep BBQ a safe distance from the home to prevent fires and / or smoke heat damage. (2) full propane gas tanks are included in your stay. Should one run empty during your stay the tank can be exchanged at Food Fair grocery store on FM1960.
Wireless & Wired Internet Access: All homes are equipped with Wireless Internet access. Please check with the reservation office for login information if required. Wifi Acker2.4 ghz & Acker5.0 ghz is available.
No Home Phone Service: Due to the wide range of telephone options that guests bring with them ie cellular, mobile, skype and google voice we no longer offer home phone land line service at this home.

Contractual Agreement: A confirmed reservation by way of Internet, email, telephone or fax represents notice to guests of these terms and conditions, regarding waiver of liability, cancellations and security agreement. Clients are deemed to have read and agreed to the above mentioned policies. Should there be something in these policies that you do not understand or need to read again, this document is available on our website and is posted in all rooms.
You will be required to sign this document and it must be shared with all adults that have reserved and staying at the home.
